What is meant by professional apartment renovation is probably known to everyone. This is the performance of certain operations that allow you to restore the functionality of the premises. In other words, the apartment acquires a new look and comfort due to the finishing of surfaces (ceiling, walls and floor), replacement of doors and installation of windows. The concept of apartment renovation also includes plumbing work, replacement of electrical wiring, installation of electrical equipment, and so on.

Arguments in favor of a business activity related to the repair of apartments

When opening a new business, every businessman calculates its prospects. In repair matters, the vast majority of homeowners use the services of specialized firms.

What causes this:

  • The customer saves time, because independent repairs are often delayed for a long time. It affects the lack of experience and free time from the owner of the apartment.
  • Costs are reduced - the accuracy of measurements allows you to purchase the right amount of materials.
  • Masters always know which building material has the best quality.
  • Professional work is incompatible with alterations and finishing touches.
  • The work performed is guaranteed.
  • Availability of prices for the services of masters.

The services of a repair team may be required by those who are building a new house, (without repair) or in the secondary market. The number of residential real estate transactions indicates a large number of clients who may need apartment renovation. In addition, major or cosmetic repairs in residential premises are carried out every 7-10 years. As you can see, the scope of work in large cities, to put it mildly, is huge.

How to open a business?

In addition to good prospects, opening your own business aimed at repairing apartments is quite simple:

  1. First of all, the organizational and legal issue is being resolved - an individual entrepreneur or LLC is opened,. In this case, the USN is recommended, then the provision of services to both individuals and legal entities is allowed.
  2. Such activities are not licensed, which simplifies the registration of a business.
  3. Permits are also not required. However, it is important to take care of contracts, acceptance certificates and other documents. This will protect the company's activities from unscrupulous customers, and confirm the income.
  4. You can't do without a checking account and printing.
  5. The next step is to select the masters. Two teams of two people are enough to start.
  6. Buy a tool (it’s not worth saving here) and consumables.

The financial aspect of starting a business is not too expensive, it includes the following items of expenditure:

  • Registration of the status of an individual entrepreneur - 800 rubles.
  • Purchase of tools, stock of materials, uniforms - 340,000 rubles.
  • Advertising events - 60,000 rubles.

The initial cost will be 400,800 rubles, given that there is already a personal freight transport and a room for storing tools. With the right setting of the case, the business will pay off in four months.

Business promotion methodology

  • Post ads

Ads posted in all areas of the city (at the entrance to the entrances of houses or inside them) are an effective form of advertising. Particular emphasis should be placed on new buildings and facilities under construction. Moving to a new home is usually preceded by renovations.

  • Place ads in newspapers

The price of such advertising is quite affordable. You can cover all the most famous city newspapers. The essence of this approach is regular flashing in the press. Announcements that appear weekly remain in a person's memory. When the need arises to repair the apartment, he will quickly find the right phone number.

  • Create a website

This step greatly contributes to the promotion of the company. Care should be taken to maximize the content of the resource. Place on the site a list of basic services, prices, stories about your specialists, photos of completed objects, customer reviews.

A one-page option will be the most optimal, although recently experts advise creating a separate page for each service. Thus, the promotion of the site in search engines is facilitated. For example, "laying parquet", "plastering walls" and so on. Clients often require specialists in one direction.

  • Customer Recommendations

The effectiveness of word of mouth can hardly be overestimated. Many have verified this fact on personal experience. They assure that the recommendation of a satisfied client in many cases replaces an excellent reputation, great work experience and large funds for advertising. No wonder. After all, the reviews of acquaintances act better than any advertisement.

So, the business will unwind if there are two conditions:

  1. If the quality of the work is really high, it will correspond to those stated in the advertisement.
  2. If advertising is carried out actively and systematically.

Working strategies in 2017

The difficulty of predicting the flow of customers (volume of work) is .

This state of affairs is influenced by external factors:

  1. Abundance of competitors.
  2. Temporary decrease in demand for such services. Sometimes recessions occur very sharply.

This is where the uneven workload comes in. For example, for six months they work 15 hours a day, fulfilling urgent orders, then they are idle. For this reason, some managers limit the staff to a minimum number of staff or refuse permanent staff at all. The formation of a brigade begins only when there is a specific order. In this case, contacts should be established with reliable professionals from among acquaintances.

What strategies increase order volumes?

Which approach to take:

  • Cooperation with developers

Partners in the face of construction companies help the formation of projected orders. In this variant, some firms even refuse private clients and focus their efforts on subcontracting. For example, they perform plastering work at construction sites. The point is small - to agree with the builders and receive orders from them.

  • Choosing a narrow niche

This approach is conducive to business stability. You can only offer repairs of the "Elite" class (for example, in cottage settlements) or extremely economical options. Although cheap services, even in large volumes, do not contribute to the promotion of a systemic business. Another thing is expensive complex work with electrical wiring, plumbing installation, interior decoration, and so on. In this case, teams of different profiles are needed. They will change each other on objects. Get a kind of conveyor. This is where cooperation with designers helps, who recommend the home renovation company to their customers.

I was a fartsovschik and had experience of commerce, including sad. All of Leningrad knew me, and everyone considered it an honor to be acquainted with me. By 1993, all the old ways of making money in commerce were effectively obsolete. In 1993, I had no money, no car, no profession, I became a beggar on the sidelines of life. There was virtually no work in the country, factories stopped.

A friend of mine advised me to renovate apartments. I had never done anything like this in my life, but there was no choice, there was simply nothing to eat. I did not even know how to start a conversation and how to set a price, but a friend told me on the phone that you can take the price per square meter of floor. That's exactly what I did. I knew that if I did not learn how to work, then the first apartment would be the last. I invited specialists, I consulted, I studied 16 hours a day, seven days a week. I glued one sheet of wallpaper for an hour. I tried to understand the essence of repair, studied materials science. I understood that I had to learn how to work very well, otherwise I would not be able to carry out expensive high-quality repairs.

I needed repair help. I started recruiting students. In order to teach someone and learn myself, I studied materials science, combined theory and practice in my work. As a result, I created a unique system of personnel training, which had no analogue in Russia and does not exist. He sent his training system to Moscow and to the St. Petersburg Education Committee. I met with all the heads of educational institutions, who admitted that there was nothing like this in our country (USSR) and there is none.

This allowed me to create the best enterprise in Russia, which performs repairs at such a level that I have no competitors. In order to prove this and show it clearly, I spent all the money on buying out the premises of the old fund and doing exhibition repairs of what I do in it.

I brought out absolutely new terms in repair: checkerboard marking from bases; contour output; plaster and floor screed in three dimensions; output of the plane with putty gesso for plastic, etc. I do all this myself and have methodical manuals written by me for this. I have written methodological manuals in the main areas of finishing work - no one in the country has anything like that. In our SNiP there is no "Putting" section. I introduced the concept of soft and hard putties. I made various options for assessing the quality, introduced criteria for assessing the quality of work.

Now I am bringing together various enterprises around me and creating a "group of companies". My company performs high-quality repairs and repairs of increased comfort - "Palace style", and the rest perform ordinary repairs of medium quality - "Eurostandards". From January next year he intends to publish his own magazine - "Palace style under repair."

1. Resume

The goal of the project is to create a stable competitive organization that provides the population with household services for the repair and decoration of premises.
Tasks:

The essence of the proposed project is the provision of household services to the population for the repair and decoration of premises.
A feature of the services offered is the repair of objects on a turnkey basis.
Advantages of services in comparison with similar products of competitors:
1) Lower prices for repair and decoration services.

2. Description of the service (goods, works)
The project provides for the provision of household services to the population for the repair and decoration of premises, which includes:
1) Repair and finishing works (filling the floor, tile, laminate, wallpaper, plasterboard, plaster, putty, painting, etc.)
2) Sanitary and technical work.
3) Redevelopment.
4) Electrical work.
5) Installation of windows, doors.
6) Delivery of construction materials and removal of construction debris.
3. Research and market analysis
Complex repair and finishing work is one of the most profitable and popular areas in the market of personal services to the population.
Every year in our city, 2-3 multi-storey two-five access houses are put into operation, and these are several hundred apartments, the owners of which often plan redevelopment and / or decoration to their liking. Also, despite the crisis, there are enough people in our city who can afford and want to make fairly expensive repairs to apartments, offices and various premises. Basically, these are engineering and technical workers of the city-forming enterprises of the Federal State Unitary Enterprise Mining and Chemical Combine and JSC ISS, as well as businessmen of various levels.
As a rule, large construction companies and private firms specializing in repair and finishing work take on projects worth more than 50 - 100 thousand rubles. which, in my opinion, is about 40% of the market for household services to the population for the repair and decoration of premises. The remaining 60% of the market falls on the share of individual entrepreneurs, as well as citizens working without registering individual entrepreneurs.

4. Marketing plan
Pricing:
1) The prices for the services provided are set (Appendix 1), based on the analysis of the prices of organizations and entrepreneurs working in this service sector.
2) The prices for the services provided are below the average level relative to the common prices in the market for these services. To lower the price of services allows personal professional experience in repair and finishing work, skilled workers, timely delivery and removal of building materials, competent distribution of labor, professional tools, constant monitoring of the quality of repair work, as well as constant multilateral development in the field of repair and finishing work.
Sales promotion:
1) Search for potential customers of services:
a) Thanks to the already existing positive name in the market for these services (according to the recommendations of customers who have already used our services), there are already potential orders.
b) Placement of advertisements in the newspapers "Iz ruk v ruki", "Purse", etc.
c) Distribution of business cards through places with high daily traffic of people and building materials stores.
d) Placement of announcements about the services offered on bulletin boards specially designed for this purpose.
e) Sending price lists to mailboxes.

9. Risk analysis.
Technical risks:
1) Failure or loss of tools and equipment. This can be avoided by using safe working methods, working on the recommendation of previous customers, drawing up a bilateral contract for the provision of services and receiving 20% of the estimated cost in the form of an advance payment. mat resp.
2) Low quality of work performed. It is necessary to perform work with the highest possible quality, because. the safety of the customer and its own reputation directly depend on this. It is necessary to constantly improve your own skills by studying specialized literature, attending construction and specialized seminars, exhibitions, master classes, as well as using modern professional tools in your work.
Financial risks:
1) The main factor of financial risks in the field of personal services to the population for the repair and decoration of premises is the low level of sales of the above services. The main reason for this is the seasonal decline in demand. As a rule, at the beginning of each year (January-February) there is some decline in demand for repair and decoration services. At this time, you can work on small, one-time orders or take a vacation and spend this time with your family, especially since the winter decline in demand is more than compensated for in the so-called construction season from March to September, as well as during the New Year's Eve peak in demand for finishing work in end of the year.

How to open an apartment renovation company: registration + 4 business options + staff list + 4 customer acquisition solutions + financial calculations.

Capital investment in business: 330 800 rubles.
Company payback period: from 5 months.

How to open an apartment renovation company- the idea is good, though not new. However, in order to successfully enter the market, quickly acquire clients and perform high-quality work, you need serious preparation.

Treat her with all responsibility!

It is extremely difficult to conduct this type of business without knowledge of the types of work, methods of their implementation, building materials!

Most likely, you already understand something about the topic of repair, since the idea of \u200b\u200bowning your own business in such a difficult direction came into your head.

Usually, people who have worked in repair jobs, foremen, etc. come to this business.

But you need to understand that in addition to specialized knowledge, you need to have an understanding of demand, that is, to analyze the market.

You will also need to refurbish the apartments. And, of course, as the experienced owners of apartment renovation firms say: “it spins and spins again”.

This article contains all the information that will help you start the right way.

Apartment renovation business: is it worth starting?

Let's look at the pros and cons of this business:

Market relevance and analysis

And immediately the good news is that the statistics are comforting! Despite the times of crisis, housing is bought and built. All the same statistics show that only 5% of people make repairs on their own. The rest prefer to hire professionals.

Developers usually rent apartments with bare walls or minimal finishes, which, of course, implies renovation.

And people who buy a home most often include future repairs of a new house in their expenses.

In addition to repairs that are made after buying a home, they also carry out in-line repairs of apartments (on average, once every 7-10 years). But all this is general information.

The analysis must be carried out, starting from the realities of the market in which you plan to work. If we are talking about large cities with a large population and ongoing construction, this is one thing.

A small regional center, where there is no work, is completely different.

Considering that the difference in the costs of starting an apartment renovation business in a big city and in the outback is small, we advise you to immediately focus on the “advanced” market.

So, when analyzing the market, pay attention to:

  • the number of the city's population and its ability to pay;
  • availability of primary housing under construction;
  • statistics for recent years in the field of sale and purchase (the easiest way to find such information is on the Internet resources of realtors in your region);
  • analyze competitors: their number, specialization, services provided, prices.

Detailed business plan for apartment renovation

1) Registration of an apartment renovation company

Ever since Soviet times, when business was banned, the habit of working "underhand" has remained. This trend is especially visible in the area of apartment renovation.

This is also due to the fact that it is rather difficult for the tax service to trace the provision of such services - cash simply changes hands.

The choice of legal form (IP or LLC) depends on whether you intend to deal with minor or major repairs.

Registration of an apartment renovation company, to speed things up, can be entrusted to intermediaries. Or do it yourself, which will save you several thousand rubles.

So the plan is this:

2) Premises and equipment for running an apartment renovation business

You may need an office and a warehouse for your business.

We suggest you consider the following options:

  • do without them - communication with clients and signing of documents can be carried out on the territory of the customer, and building materials can be delivered to the facility immediately from the market;
  • negotiate with some company (perhaps your friend), and for a nominal fee, bring your clients to them;
  • rent a small warehouse for tools and building materials, which will allow you to buy them in bulk at better prices;
  • rent a room and use it as an office for organizing work, meetings with clients and a warehouse at the same time.

The situation is about the same with tools:

  • hire workers who have their own tools (at the same time, their pay will be higher);
  • buy only consumables yourself: drills, crowns, etc .;
  • rent a tool (this is convenient for serious expensive and bulky tools, such as a chipper, concrete mixer, etc.);
  • buy everything you need.

The choice depends on your financial capabilities.

You definitely need a Gazelle-type car in your business. If it is not possible to buy it, there are options for rental or carrier services.

3) Repair personnel

First, let's talk about you. What functions can you perform?

Usually, in a start-up business, the owner personally performs the role of foreman, estimator, architect, designer and accountant.

If your competence is not enough, you should think about hiring at least a foreman.

They can be both universal, that is, perform different types of work, and specialists of a narrow profile.

Experienced businessmen advise for the most part to use the services of specialists. As a rule, the quality of their work is an order of magnitude higher, and with a large number of orders, it is easier to organize their work.

Hiring a staff (and this is at least 4-5 workers) and paying them a rate in the first couple may not be profitable. Many owners of such a business work by agreement, hiring workers for a specific facility.

While you develop a base of proven employees, use the services of those whom your friends can recommend or read reviews.

According to specialists for your business, you will need at least:

  • dismantler-loaders;
  • plumber;
  • electrician;
  • tiler;
  • plasterer.

4) Finding Clients for a Successful Home Renovation Business

In such a business as an apartment renovation business, advertising is a thankless thing. The only 100% effective advertisement is your satisfied customers.

The thing is that people who start repairs approach the choice of workers with caution, and look for them on the recommendations of friends. So word of mouth is the best advertisement.

If you already got the object, give it your all! Provide the appropriate quality of work, invest within the agreed time frame and, of course, do not deceive or shortchange the client.

But, nevertheless, you need to work out the base somehow. What promotion of the company is better to choose?

  1. If you are focused on renovating apartments in new buildings, then flyers, booklets, and advertisements placed directly at the construction site work best.
  2. It is possible to reach clients through real estate sales departments, but this will require excellent persuasion skills. And be prepared to pay a “kickback” in the amount of 5-10% of the order.
  3. As with everything, now most people use the Internet to search for various services. So it would be useful to have a website for your company.

    But it will require serious investments in promotion, since the competition of sites like yours is great.

    There you can place a detailed price list, a list of necessary materials, services for calculating the cost and timing of the repair of the apartment.

  4. Consider cooperation options with housing departments, designers, metal-plastic window installation companies, brokers, etc. Again, for a “reward”.

5) Capital investment and payback for opening an apartment renovation company

You should be renovating apartments based on the decisions you make about the organization of work.

Only starting from your specific costs and market prices, it is possible to make an estimate. We can offer you only approximate figures for a general understanding.

So, we calculated this option for the apartment renovation business: registering an individual entrepreneur on a simplified taxation system on our own, working without an office and a warehouse, purchasing basic tools (we rent especially expensive ones if necessary) and a car, attracting workers to a specific facility without applying for a job creating a simple website.

6) Starting investment in the apartment renovation business

In this option of doing business, all regular investments (tool rental, purchase of building materials, workers' wages, gasoline) can be made from the client's prepayment.

7) Profits from the apartment renovation business

Consider the average prices:

The cost of cosmetic repairs is 1,500 rubles / sq.m, economy class - 2,000 rubles / sq.m, luxury - 3,000 rubles / sq.m. On average - 2,150 rubles / sq.m.

General repairs in a 2-room apartment will cost about 110,000 rubles. The number of orders per month from an ordinary apartment renovation company is, on average, 2 pcs.

And the average profitability is 30%.

Your profit is 66,000 rubles / month.

We deliberately considered not the most "rosy" option. The profits from an apartment renovation business can be much higher.

But we should not forget that without a competent organization of work, it is also very easy to burn out.

So, the payback of the business is 5 months.

The success of any business depends on the number of customers. You will learn how and where to look for clients for your business from the video:

Apartment renovation business- interesting and profitable with its proper organization. Take the time to analyze, strategize, and prepare.

By the time you conclude an agreement with a client, you should already have a clear understanding of the prices for your work, building materials, budgeting, professional workers ready to start the project, contacts of tool rental companies.

When looking for a suitable business idea, first of all, you need to consider those industries that have high margins and low start-up costs.

The ideal business is also characterized by the fact that it generates income from the first day of operation.

The home improvement industry fits all of these criteria, especially if you have the right skills and experience. So how do you start an apartment renovation business?

What will be required?

  • Tools . To start a construction business, you first need equipment. Professional tools are not cheap and will cost you from 100 thousand rubles. To save money, you can rent expensive construction tools.
  • Automobile . A van is best for you, but if you have your own car, you can also use it. It is almost impossible to deliver heavy tools and building materials without a car, so if you do not have your own car, then you should either buy it on credit or rent it.
  • Room. There is no need for you to rent a space, which greatly reduces the cost of starting your business compared to other business ideas. Your office can be located at your home, and the tools are stored in the garage.
  • State . For a small repair company, a team of two or three people is enough. But at the initial stage, you can quite manage on your own, if you do not take large objects.
  • Registration and taxes. You need to register as a sole trader. A license is not required for interior finishing work. You can do bookkeeping yourself, but it is best to give this part of the work to a specialist. The price of accounting services starts from 1000 rubles per month.

Thus, the start-up and monthly costs of running this business are quite low. You may well try your hand at this business without the risk of losing a lot of money.

How to study the level of competition?

In the case of the construction business, you do not need to conduct any in-depth market analysis. It will be enough to check only the level of competition and average prices for work.

If apartment renovations need to be booked weeks or even months in advance, and business owners don't want to negotiate lower renovation costs, this is a good signal that the market is low-competitive.

If companies are highly competitive for work and are ready for significant price cuts, this may mean that the market is already saturated and it will be difficult to find customers.

Even before the first investment in your business, you can submit an ad in which you describe the scope of work and the approximate cost of services. Depending on how many calls there will be, you will be able to estimate your chances of getting the first orders.

How to find clients?

In order to get the first clients for a novice entrepreneur, there are several ways:

  • Advertising in local newspapers. Newspaper ads are a good and fairly inexpensive way to get orders. But you have to be prepared for a lot of calls from people who will not order anything, but just sound the water and compare prices.
  • Internet ads. Today, more and more people use the Internet in order to find performers for various jobs. You can advertise for free or for a minimal fee on bulletin board sites and city forums.
  • Advertising in the hallways. You can print flyers with a list of your services on your home printer and distribute them to houses in your area. Many entrances have bulletin boards where you can also place your advertisement.
  • Collaboration with a designer. If you have a familiar interior designer, you can agree on cooperation with him. Many people who order design for their apartments ask for advice from a good specialist.
  • Your site. A business card site is a great way to offer your services to a wide range of people. On the site you need to place a complete list of your services, prices and contact information. It will be useful if you make a feedback form on the site so that customers can write to you. Be sure to create a section on the site with examples of your work. Also, the site should have an opportunity for customers to leave their reviews about your company and recommend it to others.
  • contextual advertising. If you have your own website, you can find customers using Yandex Direct or Google Adwords contextual advertising. To do this, you will need to register with the relevant service and submit your ad. You are paid for each transition to your site from a click on an advertisement.

As you can see, organizing your own small business in the construction and repair industry is not difficult at all, and anyone who has professional skills and experience can do it.
